Construction Inspections

Once a construction permit has been issued, building inspections can be scheduled. Permits are not completed until all required inspections have been conducted and the construction is approved. Construction permits will expire if work does not commence within 180 days of permit issuance. Inspections must be requested at each stage of construction prior to concealment or cover.

Reminder: A permit becomes void if no work and inspection(s) have been conducted within 180 days. Fees apply to reactivate permit(s).

Process Overview

A Mesa inspector conducts the requested examination based on the approved plans and adopted Mesa Codes and Ordinances.

Approved inspections allow work to continue to the next phase.

Failed inspections require corrections and the inspection to be rescheduled. The list of inspection corrections will be viewable through the DIMES record. After completing the corrections, the customer must schedule for a re-inspection. Upon passing the re-inspection, work may continue to the next stage.

Depending on result, the permit applicant will receive an email from the DIMES system. Be sure to check spam files for the email as it comes from noreply@mesaaz.gov.  

All required inspections must be conducted, and the construction approved before occupancy will be allowed.

The final inspection is conducted when work on the project is completed. This includes all off-site (right-of-way) and on-site (lot) improvements, if applicable.

When the project is completed, the permit will be closed.

To find Certificate of Occupancy or a Certificate of Completion online

  1. Login to DIMES
  2. Type PMT# in search bar
  3. Click the dropdown arrow next to Record Info
  4. Select Attachments
  5. Click the hyperlink to view, download and print documents

Step 2.Visit Online Portal

Log into your online account (DIMES)

  • Enter the Permit Number in the search box
  • Use the down arrow under “record info” to find “inspections”
  • Under inspections, find “schedule or request inspection” and select the type of inspection
  • Select the date and time then choose “continue”
  • Enter notes for the inspector if necessary and then select “finish”
  • Your inspection is now scheduled.
