Our Section 8 Housing Choice Voucher program provides rental payment subsidies on behalf of eligible very low-income families and individuals.
Before assistance can begin the unit must:
- be approved affordable for the family according to their income,
- be rent reasonable compared to similar units,
- pass a Housing Quality Standards inspection,
- have a signed and executed HAP contract between the MHA and landlord.

Housing Solutions Program
New Landlord Bonus*
This is a signing bonus of $500 for new Landlords who wish to participate as a Landlord in the Housing program. A $500 payment will be provided for every executed Housing Assistance Payment (HAP) contract. This incentive is available until funding is exhausted.
Current Landlords*
Current Landlords will receive a signing bonus of $500 for every executed Housing Assistance Payment (HAP) Contract. This incentive is available until funding is exhausted.

Vacancy Payment*
We provide an incentive for Landlords that wish to rent their unit(s) to another Housing participant. Landlords can apply for vacancy payments up to 14 days. Fill out the Vacancy Payment Damages Request Form.
Damage Claims*
A Landlord may apply up to $2,000 for damages to a unit. The claim can be submitted for damages over and above the security deposit. Fill out the Vacancy Payment Damages Request Form.
Application Fees*
Housing participants may apply for financial assistance to cover application fees. Talk to your Housing Specialist for more information.
Security Deposit Assistance*
Housing participants and applicants may apply for security deposit assistance. Visit our Other Programs page for more details and to fill out an application.
*Bonus Payment(s) to be processed once the signed 12-month lease has been received and Housing Assistance Payment contract has been executed.
**Landlord Incentive Program may be discontinued upon exhaustion of available funding.

Inspections
Program regulations set basic Housing Quality Standards (HQS), which all units must meet before assistance can begin on behalf of a family and at least biennially after initial move-in. HQS establishes the minimum criteria necessary for the health and safety for participants in the HUD published “A Good Place to Live”.
